Let us take the stress out of building your new home. To shed some light on what the building process entails we’ve summarised the whole journey so you know what to expect. From start to finish, our experienced team will be there every step of the way to guide you. Let us get started together, with a custom two storey home that’s designed for you and your lifestyle.

1. Introduction

Welcome to Norfolk Homes, you’re in good hands! Maybe you’ve browsed our website or visited our office. Once you make contact with us, we’ll give you a place to start with some baseline pricing and explain how the Norfolk process works. Our sales consultant will chat to you and begin gathering information to form a better picture about what your needs are.

2. Preliminary Sketches & Costings

Now you know what you want -maybe you’ve selected a design from our website and spoken to our Sales Consultant but you require more accurate pricing. At this stage, you’ll receive a preliminary agreement and a small fee will cover all the works that happen behind the scenes. We will then engage a licensed contractor to conduct a land survey of the block and our in-house design team will draw up some plans for your site. A Soil Report and Bushfire Attack Level (BAL) assessment may also be completed. After this information is gathered, we’ll have a much better idea of what your project will require and we’ll be able to give you a personalised quotation - how much it’ll all cost!

3. Finalising the Design

After you receive your initial plans and quotation, if you’d still like to go ahead then our consultant will continue working with you to perfect your design. This is where we get into the finer details and tailor your home to be exactly how you want it. Once you’re happy, any modifications are costed up and you’ll be presented with an updated set of plans and an Agreement to Purchase. From here we will have our trusted certifiers conduct an energy assessment – this takes into consideration many different things such as insulation, window sizes, the building’s orientation, passive solar heating/cooling and much more. The result is an energy efficient home designed with all your needs in mind. In the meantime you might be organising your pre-approval for finance – if you need help with this our sales consultant will be able to offer guidance and can recommend a trusted broker if required.

4. Signing the Contracts

After your Agreement to Purchase is signed and your energy assessment is completed, your job is then handed over to our contracts manager who will review all the information collected so far and begin drawing up your contracts. The contract manager will remain your primary point of contact from here on in and will be there for you every step of the way. If your project requires planning or developer’s approval (note; not all homes do) then your plans can be submitted to your local council. No need to be intimidated, our contracts manager can take the stress out of it for you and is able to assist throughout the process. Once the ink is dry on your contracts, we will issue a deposit invoice and you’ll need to have finalised your finance approval as this is required before we can progress further. If you intend to pay in cash, we’ll ask for a proof of funds statement instead.

5. Choosing Your Colours and Finishes

Now is the fun part! This is where you get to choose your colours and finishes. Once the deposit is paid, your contracts manager will invite you to meet at our main office to make your selections in our dedicated prestart room. From paint colours, to flooring, tiles, tapware, cabinetry finishes and more, get ready to embrace your inner interior designer. Our contracts manager has years of experience and will be able to offer advice if you are not quite sure what path to go down, while our display homes offer a source of inspiration if you get stuck. The more prepared you are, the easier and quicker this process will be – so it’s best to do some research beforehand to avoid being overwhelmed by all the hundreds of possibilities. Once prestart is complete, the contracts manager will have any premium upgrades costed up (if selected) and a contract variation will be processed. Construction plans and engineering certifications will be issued, and the building license application will be sent to the council. Once approved, it’s time to put boots on the ground!

6. Building Works Commence

Finally, the building permit has been issued and works can commence! Construction will be underway and now all you have to do is sit back and relax while our trades diligently work away to make your custom two storey home come to life. Unlike larger construction companies, as a bespoke builder we only construct low volumes of homes each year. This allows us to keep a keen eye on your build every step of the way and make sure every single aspect of construction adheres to our stringent quality standards. Our construction supervisor will personally be on-site overseeing the build of your new two storey home on a regular basis. With Norfolk you can rest easily knowing your home is in good hands.

7. It's time to move in!

Congratulations – your dream home is now complete, how exciting! Our site supervisor will conduct a site handover with you in-person and walk you through the house. During handover, we’ll give you all the warranty and care information relevant to maintaining your home. We’ll also explain our defects liability period to amend any issues or maintenance items that may be required while the home settles. Time to organise the housewarming!
