How long does it take to build a Norfolk Home?

Once all of the contract documentation has been finalised and the building permit has been issued, construction of your new home can commence. The construction of a Norfolk home can be completed in as little as 6 months depending on the design. Thanks to our efficient rapid building techniques, Norfolk homes typically are completed in approximately half the time of a traditional double brick home.

Where can you build a Norfolk Home?

Norfolk Homes services not only the Perth Metro area, but regional surrounds as far as Lancelin in the North to Augusta in the South. As a part of our sales process with Norfolk Homes, a member of our team will visit your site so we can provide an accurate evaluation of and quotation for your project.

Why is the Norfolk process quicker than traditional double brick building methods?

Unlike traditional double brick home, the majority of Norfolk Homes utilise a lightweight, energy efficient steel wall frame system. The steel framing components of the Norfolk Wall Systems are rapidly built in our Perth manufacturing facility using dedicated teams of skilled tradesmen in just a few days. While framing is being cut to size and assembled – without risk of site or weather interruptions - work can also be underway on your site in preparation for frame standing. Brickwork on the other hand, is time consuming, arduous, and requires siteworks to be finished prior to commencing.

How do you ensure the quality of your homes?

As a low volume builder, we don’t take on more than we can handle. At Norfolk Homes our values are deeply seated in providing a personalised experience for our clients without compromising on the quality of the homes we’re building. Large conventional builders often stretch their teams beyond what is practical, which leaves room for details to be missed and for clients to fall through the cracks. At Norfolk, each home gets a dedicated construction supervisor that visits your home regularly to undertake stringent quality control inspections. This allows us to ensure every step is completed to the highest possible standards.

Can I design my own home or make changes to standard plans?

Once again the short answer is yes, absolutely! Part of our sales process includes 1-on-1 design consultation to ensure your home works perfectly with your block. We’ll also ask if you have any specific design requests. At Norfolk Homes we encourage you to put your own personal touches into the design and don’t believe in ‘cookie cutter’ homes. After all it is your home, so we understand how important it is to get it right! Modify one of our existing designs or even bring in a DIY sketch and we’ll create one from scratch. Anything is possible with Norfolk Homes.

Will you build single storey homes, duplexes or multi-unit developments?

Absolutely! While double storey homes are our specialty, contact our sales team today and we can get a design started for you. With duplexes, triplexes, or multi-unit/strata developments, we’ll assess your site and make sure we maximise your investment return potential by designing for your block.

What if I have a narrow block, or a lot that is difficult to access?

Challenging blocks are often the most rewarding projects – and we specialise in narrow or house-behind-house solutions. All of our designs can be tweaked or adjusted as required, and if your block is particularly difficult we’ll draw up something custom to suit.

What type of materials are used in a Norfolk Home?

Norfolk Homes uses only high quality, locally sourced materials when constructing our homes. We don’t cut corners or use any inferior products despite providing a rapid building service. Time is saved as a result of our Norfolk Wall System combined with our attentive team’s outstanding project planning efficiency.

Does Norfolk Homes have a choice of modern material selections, fittings and fixtures to choose from?

Yes! Norfolk Homes has access through its preferred suppliers to the latest range of building products and fittings and fixtures. Our standard specification is full of high quality materials sourced from local Western Australian suppliers and manufacturers.

Can Norfolk Homes assist us with colour selections?

Our expert Prestart Consultants are very experienced with colour selections and always up to date with the latest trends. They will assist you in our purpose-built prestart centre which features a range of modern and attractive products for you to choose from when selecting interior and exterior finishes. Our Prestart Consultants will also refer you to our quality product suppliers to see first-hand a nearly unlimited range of tiling and cabinetry options beyond what we display in our offices.

What is a Building Permit?

In general, a building permit, granted by a permit authority (generally the local Shire Council), is required before building work can be carried out. Anyone can apply for a building permit, the owner, builder, designer, building surveyor or any other person. The applicant provides details of the person responsible for the work, ie the builder, in the application form. The builder takes responsibility for ensuring the construction complies with the applicable building standards and the provisions in the building permit.

Will Norfolk Homes handle all the regulatory & council approvals required to build the home?

Yes. We will arrange the building permit and water corporation approval as part of your standard contract and we can assist with or complete applications for septic systems and planning approvals where required/applicable. We can also provide assistance or guidance with strata/subdivision approvals and permits for multi-unit developments.

Do you have finance options available? Can I use my preferred bank or broker?

Yes, and of course you can! We would encourage you to use your preferred bank or finance provider. Alternatively you can speak to one of our preferred mortgage brokers who can help you every step of the way.
